Job Description
Your Team

The Senior Analyst, Land Acquisitions works closely with the VP of Acquisitions and Business Strategy, Division President, Executive Team, Land, Housing, Finance teams analyzing new opportunities and strategy for all land positions. Performs a wide range of financial and underwriting analysis to support land acquisition operations inclusive of both residential for-sale, land development company and joint venture opportunities that may include commercial or residential rental components. 

Your Key Deliverables

Analysis

  • Conducts financial analysis of acquisition, development, investment, and disposition opportunities, including the creation of detailed pro-forma and financial models on a single asset and community level.

  • Coordinate with Land and Finance on Business Plan updates

  • Conduct financial modeling sensitivities, what-if scenarios, rolling forecasts and budgeting

  • Land feasibility and joint venture analysis

  • Prepare detailed proforma assumptions to support modeling accuracy including but not limited to municipal fees for development and construction, property specific tax information, transaction terms, facilitating/providing current project info to obtain vertical and horizontal budgets from the respective departments.

  • Coordinate with third party consultants when necessary to obtain or validate assumptions regarding all fees, CFD or Assessment Districts, consultant budgets, market studies, title/escrow fees, insurance and warranty.

Business Planning

  • Prepare Investment Committee memos for acquisition milestone and/or disposition approvals

  • Assist in the preparation of Business Plan Updates and compilation of data to support graphics

Acquisition

  • Coordinate land closings with Escrow/Title

  • Escrow/Title correspondence on monthly and quarterly option deposits and coordinate active third-party master plan escrows 

  • Prepare monthly wire requests for corporate treasury

  • Work with all departments to obtain assumptions for financial underwriting.

  • Take detailed notes during land acquisition meetings to share with team to confirm action items.

Miscellaneous

  • Maintain electronic and paper filing systems

  • Learn and work in the Landev system to help create and maintain acquisition related consultant contracts and acquisition budgets.

  • Process with Accounting Dept. on payment of invoices and check requests

Must Haves

  • Bachelor’s Degree in Accounting or Finance

  • 4-6 years experience

  • Real estate experience preferred

  • Strong communication skills and team player mentality

  • Solid accounting fundamentals

  • Extremely proficient in:

  • Financial Modeling

  • Financial Statement presentations

  • Budgeting

  • Forecasting

  • Highest level of accuracy and precision; highly organized

  • Strong Communication Skills, Verbal and Written

  • Excellent Organizational Skills in thought and process

  • Computer Skills including Microsoft Word, Excel, Power Point & Project

  • Willingness to work through short and unexpected deadlines

  • Ability to balance multiple projects concurrently

  • Previous experience working with senior leadership, executive management and other management levels

  • Strategic thought process with the ability to connect abstract concepts to identify business opportunities

  • Desire to not only accomplish tasks but to continually improve upon processes and stay current with changes in the industry Advanced Excel Knowledge – including, but not limited to: Vlookups, logical tests and algorithms, pivot tables, conditional formatting and the ability to convey data by using graphs
